Commerce District is planned as a two-phase addition to the 1,400-acre Valley Ranch master-planned community along the U.S. 59/I-69 growth corridor. H-E-B will establish the first major anchor in Commerce West, followed by a broader mix of commercial, residential, dining and office uses as the district expands.

The First Phase Takes Shape

Commerce West establishes the initial retail base for the project. Alongside the approximately 120,000-square-foot H-E-B, the first phase calls for approximately 19,500 square feet of additional retail space and two outparcel opportunities intended for complementary restaurants, retailers and service businesses.

The planned supermarket will include H-E-B Curbside with an extensive covered pickup area, along with a fuel station and car wash. The location will become H-E-B’s 11th store in Montgomery County when it opens.

Development Timeline

Late July 2026 Construction on Commerce District is scheduled to begin.
Late 2026 Valley Ranch’s nearby 210,000-square-foot convention center is scheduled to open as another major component of the surrounding development.
Fall 2027 The new H-E-B is anticipated to open in Commerce West.
Future Phase Commerce East is planned to add the district’s larger mixed-use combination of retail, dining, offices, multifamily housing and public gathering areas. A completion schedule has not yet been announced.

A Much Larger Commercial Network Is Taking Shape

Commerce District is arriving alongside several other major Valley Ranch projects rather than developing as an isolated shopping center. Existing retail, additional residential construction, a convention center, healthcare development and future lifestyle retail are all being assembled within the same 1,400-acre master-planned community.

Valley Ranch Town Center already provides a substantial commercial base. The 1.5-million-square-foot retail and entertainment destination is reported at 97% occupancy and draws nearly 12 million visitors annually. The latest Commerce District plans therefore add another layer of development next to an established regional retail destination rather than attempting to create traffic from an undeveloped commercial base.

Population Growth Behind the Expansion

Census-based estimates show that the New Caney and Porter coverage area increased from 64,476 residents in 2019 to 84,010 in 2024. New Caney’s 77357 ZIP code recorded the faster increase of the two primary ZIP codes included in the local analysis.

The H-E-B Anchor in the Broader Retail Picture

Daily-Needs Traffic H-E-B introduces a high-frequency grocery component to a Valley Ranch commercial mix already heavily represented by shopping, restaurants and entertainment.
On-Site Residential Demand Commerce District’s planned 600 multifamily residences create an additional residential component inside the same development planned for new commercial uses.
Additional Event Traffic The nearby 210,000-square-foot convention center is scheduled to begin operating before the targeted fall 2027 opening of H-E-B.
